6 Questions to Ask Your Builder

Would you want to construct a home? If yes, you probably require the services of a builder. The article below discusses a few questions you should ask when hiring a builder.

1. What Is Your Specialisation? 

Some builders will choose to specialise in specific types of homes. For example, some may deal with beach houses while others focus on holiday cabins. Ask the builder for his or her portfolio. In addition, you could also ask for a site visit to some of the builder's ongoing projects. Evaluate the builder's reputation by interviewing some of his or her clients.

2. Where Do You Source Your Materials? 

Quality materials will improve the appeal and value of your home. Experienced builders have long-term relationships with manufacturing companies. As such, they may acquire materials at a cheaper rate. Conduct some research to ascertain the durability of the materials that the builder will use to construct your home. When building wooden structures, insist on sustainably sourced timber. 

3. What Safety Precautions Do You Take? 

The builder must take adequate measures to prevent accidents on-site. For instance, all personnel should have personal protective clothing. Earthmoving machines should be operated by qualified staff. The builder should have insurance coverage to ensure compensation in case of accidents. Sub-contractors should also have an insurance cover. 

4. What Do You Know About Bank Financing? 

Work with a builder who has adequate experience in building homes financed through construction loans. The bank will ask for a quote and divide the project into three or four phases. Money is remitted to the builder's account after the completion of each stage. 

5. How Long Will The Project Take? 

The builder should be in a position to give an estimate of how long the project will take. He or she must explain how long it will take to build the foundation, erect walls, put up the roof and install interior fittings. Do not rush the builder since cement needs time to cure. 

6. What Are The Costs?

Ask your architect or quantity surveyor to give a quote of how much the project will cost. Seek quotes from several builders in your locality. Ideally, you should work with the builder whose quote is closest to that of the quantity surveyor. There are circumstances where you would opt to work with an expensive builder if you feel that his or her work is of superior quality compared to the rest. 

Always take your time when hiring a builder. Remember that your home is an investment. As such, quality comes before pricing.
